ExpatBulgaria Ltd is a Bulgarian based, British run real estate agency.

ExpatBulgaria aims to serve both, the international real estate investor interested in purchasing Bulgarian properties for their portfolio, as well as the individual or family, searching for a holiday home.

We believe we offer the best of both worlds, an "expatriate" perspective because our company is run by foreigners, that either live in Bulgaria or have purchased property here. (We have experienced first hand the “ups and downs” involved in the process of buying real estate in BG)

Our Bulgarian partners, on the other hand, provide us with the "know-how", and link us to the informal networks needed to be able to provide reasonably priced properties in this extremely dynamic market.

Our primary activity is selling real estate, however, the ever increasing number of, English speaking foreigners, making Bulgaria their semi-permanent or permanent residence, has created a demand for other services that ExpatBulgaria is able to successfully provide.

Our ultimate goal is to provide assistance in every aspect related to purchasing property in/and moving to Bulgaria.

PROPERTY SALES

We arrange TRANSPORTATION/ACCOMODATION/VIEWING TRIPS. *Airport collections, hotel bookings, viewings of properties of your choice.

If you decide to purchase a rural property with us, the costs of ALL BUREAUCRATIC PROCEDURES are included in the property price (Company registration, lawyer’s fees, notary’s fees.) the only extra cost you will incur is stamp duty (2% of price).

For apartments, offices, land or off-plan properties the prices are quoted without: stamp duty (2% of price) and notary fees (1.5% of price).*company registration not necessary if there is no purchase of land.

PROPERTY MANAGEMENT

HOME INSURANCE, through leading Bulgarian insurance companies.

PROPERTY CHECKS (photos e-mailed on request).

GARDENING, have your lawn cut, fruit trees pruned and vegetable garden growing for when you arrive.

Utility BILLS paid on your behalf.

BUILDING WORK

We undertake any RENOVATION/RESTORATION you feel your property might need.

We provide architects and builders (as well as off-plan projects) if you decide to BUILD in Bulgaria.

DIAL-A-TRANSLATOR

Designed by expats, to assist non-Bulgarian speaking residents (NBSR) or visitors, in everyday situations that require translators.
It gives you “peace of mind” if you are stopped by the traffic police, involved in a car accident or break-down, looking for something specific in a shop, or simply want to chat with your neighbor. The subscription to this service allows the user to dial a number and speak to a bilingual operator, the (NBSR) can then hand over the phone to the non-English speaking Bulgarian (NESB), and the operator will communicate your message, and vise-versa.

“HOME OWNER” EMERGENCY CALL CENTRE. (Only in the Yambol region for now)

A service intended to assist non-Bulgarian speaking home owners in the event of an emergency. Subscribing to it allows the user to speak to a bilingual operator if they need a doctor, ambulance, police, plumber or electrician. Our call center operator will immediately contact them on your behalf, then ring back to let you know they are on their way.
